The Problem
A North Austin homeowner found water damage behind the wall near the laundry. The leak started at the plumbing, and moisture had worked into the cavity, soaking the framing around the utility space. Damp framing left closed up invites rot and mold. The wall had to come open.
The Work
I opened the wall cavity to reach the plumbing and the damage behind it. I cleared the debris from behind the flashing, updated the laundry supply box, and corrected the plumbing that caused the leak. Before I closed anything, I ran moisture detection equipment across the framing to confirm it was dry. Drying first is the step most people skip. Close a wet wall and the problem comes back. Once the readings were clean, I set new drywall patches and sealed the space up safe, weather-tight, and ready to finish.
Built Around What the Homeowner Wanted
This client wanted to save money, and I was glad to make that work. I sealed it up safe and weather-tight and stopped there, leaving the final primer and paint for them to handle. They got a sound, dry wall at a lower cost, and they kept the part of the job they were comfortable doing themselves. Not every job needs to be turnkey. When a homeowner wants to take on the finish, I build the work around that.
The Result
A dry wall, sound framing, corrected plumbing, and a sealed utility space the homeowner could prime and paint on their own schedule. The building envelope is back to right, the work is safe and weather-tight, and the client kept money in their pocket.
